Rim joists and basements, the spring moisture job hiding in plain sight

March is confession season for basements. The snowpack melts, the ground saturates, and every marginal foundation in the county starts showing what it has been hiding since November. Homeowners go downstairs to check on the sump pump and notice, maybe for the first time in years, the black-speckled fiberglass stuffed into the rim joist. Then they call somebody. That somebody should be you.
The rim joist — the band of framing sitting on top of the foundation wall, where the floor system meets the outside world — is arguably the single best closed-cell application in a house. It is also one of the most commonly botched details in existing homes, because for decades the standard fix was to shove a fiberglass batt into each joist bay and call it insulated. That detail fails so reliably that you can practically diagnose it over the phone.
If your crew sprays closed-cell, rim joists deserve a permanent place on your menu. Here is the science that makes the pitch honest, and the business math that makes these small jobs worth your rig time.
Why fiberglass in a rim joist grows mold
Walk through what happens in a cold month:
- The rim joist is basically outdoor temperature. It is a couple inches of wood with the winter on the other side, often above grade with no thermal help from the soil.
- Basement air is warm and carries moisture — from the slab, from laundry, from the house above.
- Fiberglass does not stop air. Warm moist air drifts straight through the batt and hits the cold band joist.
- The air cools below its dew point and drops its water on the wood as condensation or frost.
- The batt then works against you: it holds that moisture against the joist, hides the problem from view, and keeps the wood cold enough that it never dries between events.
Give that cycle a few winters and you get exactly what the homeowner found in March: damp, dusty-black batts and staining on the band joist. The batt did not cause the moisture, but it created the perfect conditions and then concealed the evidence.
Why 2 inches of closed-cell is the fix
Closed-cell foam solves both halves of the problem in one pass:
- Air seal. Foam bonds to the band joist, the mudsill, and the subfloor above, closing the leaky joint at the top of the foundation. No air movement through the assembly means no moist air reaching a cold surface.
- Vapor control. At roughly 1.5 to 2 inches, closed-cell performs as a Class II vapor retarder, so moisture cannot diffuse through to the cold wood in any meaningful quantity either.
- Dry wood. With R-12 or better of foam on its interior face, the band joist itself actually runs colder in winter — but moist interior air can no longer reach it. The first surface that air touches is the warm face of the foam, well above dew point, so nothing condenses.
Two inches is the sweet spot: enough thickness for vapor-retarder performance, roughly R-12 to R-14, and within the single-lift limit on most closed-cell TDS sheets, so most bays are one pass and done. Remember the code side: IRC R316 generally requires a thermal barrier or, in some limited-access spaces, an ignition barrier or approved coating over foam — check the product's evaluation report and your local official before you promise the customer it can stay exposed.
Check for bulk water before you spray anything
This matters double in thaw season. Foam fixes condensation from interior air. It does not fix a wet foundation, and spraying over an active leak just moves the water somewhere you cannot see it.
Before quoting, look for:
- Efflorescence or staining on the foundation walls
- A sump pit that is running hard, or no sump at all in a wet area
- Gutters dumping at the foundation, grade sloping toward the house
- Damp band joist wood right now — put a moisture meter on it
Wood that reads wet needs to dry before foam goes on; the substrate has to be dry for adhesion anyway, per every TDS on the market. If there is a bulk water problem, tell the homeowner plainly that drainage comes first. You will lose the occasional impatient sale and gain a reputation that outlasts it.
The small-job economics
A typical rim joist runs maybe 120 to 160 linear feet. At 2 inches in roughly foot-high bays, you are looking at around 240 to 320 board feet plus waste — a small fraction of a set, sprayed in a couple of hours including setup. Priced honestly, these jobs carry strong margin per hour because the material cost is low and the value to the homeowner is high and easy to demonstrate.
Their real worth goes past the invoice:
- Gateway jobs. A rim joist is often a homeowner's first foam purchase. Do it well and you are the insulation contractor they call for the attic, the addition, the garage.
- Schedule fillers. They slot into half-days between big jobs, keep crews productive in shoulder season, and burn down partial sets.
- Trainer jobs. Small, forgiving geometry close to home — a good place for a newer gun hand to build skill under supervision.
Pair it with the basement walls
If the customer is finishing the basement, or the walls show the same condensation pattern, the rim joist job extends naturally down the foundation wall. Closed-cell on concrete gives the same air-seal-plus-vapor-control benefit and avoids the classic mistake of fiberglass-against-concrete stud walls, which fail for the same reason the batt in the rim joist did. Quote the rim joist alone and the walls as an add-on; a surprising number of March callers take both once they understand why the batts turned black.
The rim joist is the rare job where the cheap fix reliably fails, the right fix is quick, and the physics is simple enough to explain at the kitchen table. Thaw season hands you the leads.
