Unvented attics done right, spraying the roof deck instead of the floor

Heating season is maybe three weeks out, and the attic calls are stacking up. A lot of them sound the same: ductwork sweating or roasting in a vented attic, ice dams every February, a cape cod nobody can keep warm, rooms over the garage that never hit temperature. On plenty of these houses, the honest answer is not more insulation on the attic floor. It is moving the thermal boundary to the roof deck and making the attic an unvented, semi-conditioned space.

Done right, this is one of the best assemblies in our climate. Done wrong — wrong foam, wrong thickness, no thought given to the furnace up there — it is a moisture problem you built on purpose. The difference is all in the planning, so let's walk through it before the season buries you.

When the roof deck is the right call

Spraying the underside of the roof deck costs more than blowing the floor. It is worth it when:

  • The HVAC lives in the attic. Ducts and air handlers in a vented attic sit outside the thermal envelope, cooking in summer and freezing in winter. Bringing the attic inside the envelope is usually worth more than a duct-sealing job ever will be.
  • The roofline is complicated. Hips, valleys, dormers, skylights — every one is an air-sealing failure waiting to happen at the floor plane. One continuous foam layer at the deck beats chasing fifty penetrations.
  • It is a cape cod or story-and-a-half. Kneewalls, sloped ceilings, and side attics make the floor-plane approach nearly impossible to air-seal. Foaming the roofline from eave to ridge turns a leaky maze into one simple boundary.
  • Ice dams keep coming back. Dams come from attic heat melting roof snow that refreezes at the cold eave. A tight, insulated roof deck attacks the heat loss directly.

If the attic is a big simple rectangle with no equipment in it, keep it vented and blow the floor. Cheaper and it works.

What the code wants at the deck

Unvented attic assemblies are recognized in the IRC, but with conditions, and the big one is air-impermeable insulation at the roof deck — spray foam is the usual way to get there. The code spells out how air-impermeable and air-permeable insulations can be combined at the deck and what R-value has to be where, and those details shift by code cycle and climate zone. New York runs from zone 4A up through 6A, so the same assembly gets judged differently in Poughkeepsie than in Watertown. Before you bid, confirm the required ratios and total R with your local code official.

Two things you can bank on. First, unvented means unvented — no baffles, no soffit-to-ridge chutes, and the venting you would have detailed at the eaves goes away. Seal the soffit and gable vents as part of the job. Second, the foam has to be continuous. A beautiful deck job with an unsealed gable wall or an open chase to the basement is not an unvented attic, it is an expensive vented one.

Open-cell versus closed-cell at the deck in a cold climate

Here is the question that decides whether the assembly stays dry. In winter, warm indoor air carries moisture upward. If that moisture can diffuse through the insulation and reach a cold roof deck — coldest right at the ridge — it can accumulate there over the season.

Closed-cell at the deck answers this on its own. At roughly 1.5 to 2 inches it acts as a Class II vapor retarder, so the foam that insulates the deck also blocks the vapor drive. At R-6 to R-7 per inch (aged values nearer R-6) it also gets you real R in limited rafter depth. The costs: lower yield per set and multiple lifts, since most TDS sheets cap you around 2 inches per pass.

Open-cell is vapor-open. In a cold-climate unvented roof, code and most manufacturers want a vapor retarder on the interior side of open-cell at the deck — typically a coating applied over the cured foam. Skip it and you are betting the ridge stays dry all winter; we would not make that bet in upstate New York. If the bid is open-cell at the deck, the coating is part of the bid, full stop. A common middle path is flash-and-fill: closed-cell against the deck for the vapor control, open-cell over it for cheap R. Run the numbers both ways — with the coating priced in, straight open-cell is not always the cheaper job it looks like.

The furnace problem nobody checks until it is foamed

If there is combustion equipment in that attic, deal with it before the gun comes out. An atmospherically vented furnace or water heater that used to pull combustion air from a leaky vented attic is about to live in a sealed box. That can mean insufficient combustion air, backdrafting, and a CO problem you created. Options include providing dedicated combustion air per the mechanical code, or the better long-term answer, sealed-combustion equipment. Flag it in the bid, put it in writing, and get the HVAC contractor involved. Same conversation for anything else that vents or draws air up there.

What to tell the homeowner

Set expectations before the job, in plain words:

  1. The attic becomes semi-conditioned. It will track within ten degrees or so of the house instead of swinging with the weather. That is the point — it is what protects the ducts.
  2. It is not finished living space. It is a tempered storage and mechanical zone unless a separate finishing project makes it more, with the thermal barrier and everything else that implies.
  3. Some designs call for a small supply of house air or other moisture-control measures into the attic — follow the design and the code official on this rather than improvising.
  4. The roof will hold snow more evenly and the ice dams should fade. That is the benefit they can see from the driveway in January.

The assembly is simple: air-impermeable foam, continuous from eave to ridge, with vapor drive answered either by closed-cell or by a coating over open-cell. Every failed unvented attic we hear about skipped one of those three.

Lining up the work before it snows

Deck jobs eat material — tall rafters, big planes, multiple lifts if you are running closed-cell — and October bids often land as November jobs with real money in the drums.
