Ventilation and re-occupancy on winter jobs

February retrofit season has a built-in contradiction. The whole point of the job is to seal the house up tight. The whole point of your safety plan is to move a lot of air through it while you spray. And unlike a July job, you cannot just throw every window open — it is 18°F outside and the family is coming home tonight.

Spraying foam releases isocyanates from the A-side and amines and other compounds from the B-side, during application and while the foam cures. MDI is the one to respect most: OSHA sets exposure limits on it, it is a respiratory sensitizer, and it has poor odor warning — by the time anyone smells trouble, they are past where you want them. Your crew is protected by supplied air or a full-face respirator per the SDS. The homeowner has none of that. The only thing protecting them is your ventilation plan and your re-entry time.

Winter is when that plan gets tested, because the natural air changes that quietly bail out a sloppy summer job are gone. Cold, closed-up houses hold curing emissions longer. Here is how to run it right.

Negative pressure, always

The goal is simple: air should flow from the clean parts of the house, through the work zone, and out — never the other way.

  • Put a fan in a window or opening exhausting from the work area to the outdoors, and duct it so the exhaust is not blowing at the neighbor's windows or getting pulled back in through a soffit.
  • Feed makeup air from outside or from the far side of the house so the work zone stays under negative pressure. If you can feel air moving into the work zone at the doorway, you have it right.
  • Keep it running while you spray and after you stop. The curing foam keeps off-gassing after the gun is down. Most guidance calls for continued mechanical ventilation for hours after the last pass — follow the TDS numbers for the product on your rig.
  • In winter, plan for the heat loss. You are exhausting warm air all day. Bring temporary heat so the substrate stays in spec and the cure finishes properly, and remember that a struggling cure is also a longer off-gassing cure.

One more winter-specific check: shut down and seal off the furnace or air handler if it serves the work zone. A running return duct is a distribution system for spray mist and vapors into every room in the house, and combustion appliances need their own air.

Isolate the rest of the house

Occupant exposure is not just about the room you spray. It is about everywhere the air goes.

  • Poly and tape over doorways between the work zone and occupied space, sealed, not draped.
  • Seal supply and return registers in the work zone.
  • Close and seal interior doors on the makeup-air path where you can, so the clean side stays clean.
  • Pets, kids, and anyone with asthma or respiratory issues should be out of the house during spraying — not upstairs, out.

The re-occupancy window: put it in writing

Here is the number that causes the most arguments: when can the family come back? The honest answer is that it depends on the product, the ventilation, and the temperature. The typical figure for many products is 24 hours after spraying with proper ventilation. Some guidance runs as long as 72 hours. The TDS for your specific product is the authority — not habit, not the schedule, not what the last crew did.

Our advice: never deliver the re-entry time verbally. Put it in the contract and hand it over again on spray day.

  1. State the product, the re-entry time from its TDS, and the ventilation you will run — for example, "re-occupancy 24 hours after final application, with exhaust ventilation running continuously during that period."
  2. State what the homeowner must not do: no entering the work zone, no shutting off your fans because they are noisy, no turning the furnace back on early.
  3. Get a signature. If someone re-enters early against your written instruction, that paper matters.

A cold snap is not a reason to shorten the window. If the family has nowhere to go for a night, that is a scheduling conversation before the job — spray Friday morning so re-entry lands Saturday, or budget a hotel night into the quote. It is a line item, not an apology.

Worker exposure is a different problem than occupant exposure

Do not let the two blur together. Your crew works inside the exposure, so they get engineering controls plus PPE: supplied-air respirators or full-face APRs per the SDS, with cartridge change-out schedules actually enforced — again, MDI gives you almost no odor warning that a cartridge is spent. Gloves, coveralls, eye protection. The helper pulling hose and the guy trimming foam are in the zone too, not just the sprayer.

Occupants get zero PPE, which is exactly why they get zero exposure. Ventilation, isolation, and time are the only controls that protect them. When in doubt, extend the window. No job is worth a sensitized customer — once someone is sensitized to isocyanates, even small future exposures can trigger a reaction, and that is a lifelong problem you helped cause.

Your crew is protected by equipment. The homeowner is protected only by your plan. Write the plan down.
