Thermal barriers and ignition barriers, explained without the code-speak

Every fall we get the same phone call, usually on a Thursday. A crew sprayed a basement or a bonus-room attic back in the summer, the building inspector finally walked the job, and now there is a correction notice about exposed foam. The contractor eats a return trip, a coating or drywall bill nobody priced, and sometimes the relationship with a good GC. Almost every one of these calls traces back to one section of the code: IRC R316.

The rule underneath it is simple. Spray foam is combustible, and when it burns it burns fast and smoky. So the code refuses to let foam sit exposed where people live. Either you cover it with something that buys occupants time in a fire, or the space has to be one that people are basically never in.

The thermal barrier is the default

The general rule: spray foam must be separated from the interior of the building by a 15-minute thermal barrier. Half-inch gypsum board is the classic example, and the code allows materials tested to be its equivalent. "Fifteen minutes" means the barrier keeps the foam from reaching ignition-level temperatures for that long in a standard fire test — time for the family to get out.

Practical translation for bidding: if the foam faces living space — walls, ceilings, bonus rooms, finished basements — plan on drywall or an approved equivalent over it. If drywall was going up anyway, the barrier costs you nothing. The trouble starts in the spaces where nobody planned to hang board.

The ignition barrier exception, and how narrow it really is

Attics and crawl spaces get a break, but read the fine print. The lighter "ignition barrier" option generally applies only where entry is made just to service utilities — the furnace, the water heater, wiring, plumbing — and the space is not used for storage or anything else. In those service-only spaces, the code lists a handful of prescriptive ignition barrier materials (things like mineral fiber of a set thickness, wood structural panel, particleboard, hardboard, gypsum board, or corrosion-resistant steel — check the exact list and thicknesses in R316 for your code cycle).

The other common path is an intumescent or fire-protective coating sprayed over the foam. Here is the part crews miss: a coating is not generically approved. It is approved for a specific foam, at a specific mil thickness, per that foam's evaluation report — the ICC-ES report or equivalent for the product you actually sprayed. Some foam products even carry evaluation reports allowing them to go uncovered in service-only attics based on their own fire testing. You only know by reading the report, and your inspector may ask for it by name. Keep a printed copy in the truck.

Where inspections actually go sideways

  • Garages. An attached garage is not a service-only space — people are in and out of it daily, and it often sits under or beside living space. Foam on garage walls and ceilings should be figured as thermal-barrier territory. Bid the drywall.
  • Rim joists in basements. An unfinished basement with a workbench, a freezer, and the kids' bikes is not "entered only to service utilities." Many inspectors will want at least an ignition barrier or a rated coating over exposed rim-joist foam, and some want the full thermal barrier if the basement reads as occupied space. This is the single most common correction we hear about. Ask the inspector before you spray, not after.
  • Storage attics versus service attics. The moment there is decking and boxes of Christmas decorations up there, the service-only exception gets shaky. An attic with pull-down stairs and plywood flooring is a judgment call that goes different ways in different towns — which is exactly why you make the call ahead of the bid.
  • Kneewall attics behind bonus rooms. Small doors into side attics that the homeowner uses as closets. If it stores sweaters, expect to cover the foam.

The bid-killer is never the code section. It is finding out about the code section after the foam is on the wall.

Pricing barriers into the bid

Treat the barrier as a line item from day one, not a change order at inspection. A workable estimating habit:

  1. Walk the job and label every foam surface one of three ways: faces living space (thermal barrier), true service-only attic or crawl (ignition barrier or coating per the evaluation report), or exterior-side and concealed (usually neither, but confirm).
  2. For coated areas, get the required mil thickness from the coating's or foam's evaluation report, then use the coverage rate on that document — not the marketing sheet — to figure gallons. Add labor for masking and a second mobilization if the coating cannot go on the same day.
  3. For thermal-barrier areas, decide who hangs the gypsum — you, the GC, or the drywaller — and put it in writing. "Exposed foam to be covered by others" in the contract has saved a lot of Thursday phone calls.
  4. Call the local code official on anything gray — the basement rim, the decked attic — and note who you talked to and when.

The coating line item feels like it makes your bid fatter than the guy who ignored R316. It does. But his number is fiction, and when the inspection fails, the homeowner learns that with him — while your bid was real the whole time.

Getting the material lined up

The pattern behind every failed inspection above is the same: the barrier was never in the takeoff, so it was never in the price. Make barrier square footage a standard field on your estimate sheet, right under board feet, and the Thursday phone calls mostly stop.
